Update on breaking news on Sanur Real Estate.

As we stated yesterday a second five start resort has just announced plans to build a first class resort on Bali’s Sanur Beach.
After a multitude of phone calls to the Jakarta Contractor they confirmed that the site of the new Regent hotel will be next to the Bali Hyatt which is across the street from our offices and our Emerald Villas.
They would not confirm the exact site but after research we have concluded that the only vacant beachfront property close enough to the Bali Hyatt is a large site as shown on the diagram below. |
They did confirm that they will begin construction in Jan. 2009.
We also took a photo of the first walls that have been constructed over the last week at the site for the huge 13 hectare Intercontinental site.
One only has to look at the map below to realize that everything around it which is primarily old shops and restaurants will make way for first class shops restaurants to cater to the five start hotels clients for the new Regent and Intercontinental.
One also does not have to be a rocket scientist or Wharton school graduate with a master’s degree in economists to predict that the entire village of Sanur will see property values rise dramatically in the near future. Two five star hotels announce plans to build resorts in sleepy Sanur, Bali.
Local Developer says Sanur's property Values will go crazy.
Just when you thought it could not get any better the sleepy village of Sanur, on Bali's east coast received the best news in decades with the recent announcements by two of the worlds’ leading hotel chains. ( see articles below )
There goes' the neighborhood:
Both Intercontinental and Regent hotels have announced plans for 13 hectare and 4 hectare five star resorts in Sanur the past few weeks.

There is no question that this news will drive up all properties in Sanur right through the roof in the coming years.
"It’s like taking having several billionaires move into a middle class neighborhood and renovate the place" say's one of Bali's largest developers and newspaper columnist Lawrence Bellefontaine, President of Pt. B.A.L.I.

He states "I would not be surprised if the value of existing Sanur villas and land shoots up 100% to 200% in two to five years". He cites the fact that he made similar predictions over the past seven years on Bali properties that have increased 100% to 1000 %. |
He also believes that "rental rates will increase substantially as renters of the new Regent and Intercontinental resorts villas will be paying $500.00 to $ 1,500.00 per night for their villas and rent for as little as $189.00 per night for a two bedroom villa with private pool".
Bellefontaine, a twelve year resident of Sanur has for a long time predicted that Sanur with its' sparking white sand six km beach ( just voted one of the ten best beaches in Indonesia) would turn into a boutique village of Five start villas and hotels. It looks like his predictions are coming true.
